Rental Application
Thank you for your interest in renting your next home through Turning Point Capital, LLC. Below you will find essential information about our application and lease process:
STEP 1: APPLICATION
The following items are REQUIRED to begin the application process:
- One (1) completed application per applicant
- Signed credit check authorization
- A $30.00 application fee per applicant.
- Photocopy of current State Identification
- Copy of the last two (2) consecutive pay stubs to equal one month
- Copy of bank statements to equal one month
- If a co-signer is required for any applicant, a completed co-signer application and a $25 fee must be submitted for EACH co-signer
- Deposit for FIRST MONTH’S RENT in the form of a CERTIFIED CHECK or MONEY ORDER made payable to TURNING POINT CAPITAL, LLC. (unless otherwise indicated)
STEP 2: APPROVALS
- Upon receipt of ALL the required items outlined in STEP 1 above, we will start the approval process. Within 48 hours you will be updated by the agent that showed you the property (Showing Agent) regarding the status of your application. *If not approved, your First Month’s Rent will be returned in full within 7 business days
STEP 3: LEASE SIGNING
- If approved, your agent will contact you to schedule your lease signing
- All lease signings must occur within 7 business days from the date your application is approved.
- At lease signing the LAST MONTH’S RENT and SECURITY DEPOSIT are due in the form of a CERTIFIED CHECK or MONEY ORDER made payable to the LANDLORD (unless otherwise indicated)
IMPORTANT!!!
- Application fees are non-refundable
- No personal checks will be accepted
- If, after being approved, you do not take occupancy of the apartment / house, you will forfeit your first month’s rent
- Final decision or acceptance or denial of your application is the owner’s final decision and not the decision of Turning Point Capital, LLC
- The apartment will be rented AS-IS
- Possession of apartment / house will only be granted upon the agreed upon move-in date
